Comprehensive reclad and modernisation of M-One Apartments
M-One Apartments in Grey Lynn, Auckland, is a five-storey residential building with 60 apartments and two basement parking levels. This project involved a complete reclad of the façade and balconies, replacement of all aluminium joinery, new waterproofing, decking, and a COLORSTEEL profiled metal roof. The entrance lobby was also modernised.
To minimise disruption and financial impact on apartment owners, the works were delivered in four overlapping stages, maintaining at least 50% occupancy at all times. The site’s tight boundaries and proximity to a busy road, kindergarten, and retail store required innovative material handling and stakeholder communication, including regular updates via a central noticeboard. Temporary scaffold and gantry structures were used to manage deliveries and access.
Despite Covid-related challenges, the project met all staged occupancy dates, with stages 3 and 4 completed early. Each apartment was handed over defect-free, reflecting a quality-driven approach and strong collaboration with all stakeholders.
